  • As a parent, I don't know how many times I have told my kids "don't put off for tomorrow what you can do today".  I have tried my best to encourage them to not procrastinate.

    So, I find myself having one of those parent moments right now as I view our local Birmingham real estate market as it relates to new home sales.  In this rare case, it might pay to have procrastinated. 

    So many people in our communities took advantage of the first time home buyer tax credit which expired in June.  We have already sold over 50 new homes in Birmingham this year.  Many sales were tied to first time buyers taking advantage of the tax credit.   Since the expiration of the plan, many people have told our sales team that they wish the tax credit was still in place.

    However, it is actually a better time to buy a home now than it was during the tax credit. 

    Interest rates on mortgages have fallen since the spring.  They are currently the lowest that I have seen in my 17+ year career.  The recent drop in rates means that if a buyer is planning to live in their home for 4 or 5 years, then they will save more through lower interest rates than they would have made from the $8,000 tax credit.  In other words, it pays to procrastinate!

    Summer is hot and so are our sales!  Tower Homes is off to a great start in 2010.

    In Oxmoor Ridge our new Bell Tower Cottages are red hot!  We have sold a dozen and are starting more now to keep up with demand.  If you have not toured this new series of plans, you need to come out and take a look.  With prices starting at $157,900, they represent a great value.

    Another hot plan in Oxmoor is our new Crestwood plan.  We have sold out of those, but should be starting more of them in July.  If you missed out on a Crestwood then you might want to make a lot reservation at our sales center.

    Oxmoor Ridge is next door to one of the most prestigious golf courses in all of America.  Oxmoor Valley is home to one of the eleven courses on the Robert Trent Jones Golf Trail. The course is so close that Oxmoor Ridge residents can catch glimpses of golfers playing the course.

    The Robert Trent Jones Golf Trail is the largest golf course construction project that has ever been attempted. The Wall Street Journal said the course of 468 holes "may be the biggest bargain in the country." In addition, the New York Times called the Trail" some of the best public golf on earth."
